Redfin is in about 20 states. The Tucson market is its second in Arizona.

A national residential real estate brokerage with a heavy online presence has expanded to the Tucson market.

Redfin (www.redfin.com), which is in 36 markets in about 20 states, launched here on Sept. 3. After being in the Phoenix area for four years with “fantastic” responses to client surveys, it was a natural progression to expand to Arizona’s second-largest city, said Tucson market manager Sara Fischer.

Redfin’s online features include a tool that lets homeowners estimate the value of their homes; real-time statistics and notes from agents that allow potential buyers to understand sales activity in a given neighborhood or what it takes to win in a bidding war; a to-do list for successful bidders that keeps them on task for closing; and instant updates on new listings or status and price changes to favorited homes. Data comes directly from the Multiple Listings Service, so is updated every 15 to 30 minutes.

Right now Fischer is the only member of the Redfin team in Tucson, but she said the company is hiring and will continue to add agents as the demand dictates – with agents paid on salary with bonuses for customer satisfaction. Fischer has been in real estate for 19 years and with Redfin for seven, coming from southern California.

Fischer said Tucson is in a steady growth mode, with prices on the rise and more inventory likely.

“I think it’s going to continue,” she said. “I think definitely we’re going to see the market pick up a little bit more.”

Flattening in the resale market

Home prices and sales dropped slightly last month while total listings stayed about the same, according to the Tucson Association of Realtors Multiple Listing Service.

The 1,158 units sold last month represented a less-than 2 percent drop from July (1,176 homes) and a 4 percent year-over-year drop (1,205 in August 2013). For total sales volume, that means $237.5 million in transactions, versus the $241.4 million in July and the $230.5 million in August 2013.

The $163,000 median sales price was a 4 percent drop from July ($170,000) but a touch ahead of August 2013 ($160,500).

Active listings stayed about the same month over month (5,155 units last month, 5,149 in July) but inventory was considerably higher year over year (4,249 homes in August 2013).

Local baker expands with purchase of new facility

Tucson-based bread wholesaler Bakehouse Bread Company has purchased a new Westside headquarters that nearly triples its physical footprint.

Bakehouse’s new home is a 22,500 square-foot industrial facility at 2520 N. Jackrabbit Ave., which is off West Grant Road between North Silverbell Road and Interstate 10. The asset commanded a sale price of $1.35 million.

This purchase marks an expansion for the artisan bread maker, relocating its operations from a leased 7,875 square-foot facility on nearby Dragoon Street. With the expansion, Bakehouse Bread Company plans to hire more staff to accommodate the growth of the company and better serve its growing customer base.

The company opened as retailer Village Bakehouse in 1996. It grew rapidly, and in 2001 founders John and Nancy McKearney decided to focus solely on the wholesale side of the operation. The artisan bread company now partners with many local restaurants, caterers, resorts, markets and institutions in the greater Tucson and Phoenix markets. Current notable clients include Fox Restaurant Concepts, the University of Arizona, Fry’s Food Stores and Trader Joe’s.
